Changes to Tenancy Law – Renters’ Rights Act 2025

The law relating to residential tenancies is due to change significantly on 1 May 2026, when the Renters’ Rights Act 2025 comes into force. These reforms will have important practical consequences for both landlords and tenants. Our barristers can help you understand how the new regime affects your rights, obligations, and options.

Key changes include:

  • Abolition of section 21 “no-fault” evictions: landlords will be required to rely on specific statutory grounds to recover possession, such as sale of the property, reoccupation by the landlord or a close family member, or breach of the tenancy by the tenant.
  • Move to periodic (“rolling”) tenancies: fixed-term residential tenancies will no longer be permitted.
  • Restrictions on rent increases and advance payments: rent increases will be limited to once per year, and advance rent payments will be capped at one month’s rent.

We can advise on compliance with the new regime, transitional arrangements, and how best to prepare for these changes.
